Architectural review of all home and landscape plans. No vinyl or aluminum siding. Chimneys need to be stone or masonry. Subdivision is subject to the City of Genoa’s Garage Placement Standards. Driveways are to be concrete or masonry.
NOTES: The City of Genoa has passed an ordinance suspending the School Impact and Park Impact Fees for the first 20 building permits (for the entire town) for the year 2010. For Derby Estates it is a savings of $8,000. for a four bedroom home.
Also, IL Senate Bill SB 0543 passed as Public Act 96-0480 states that lots receiving preferential assessment remain the same assessment when sold to any Buyer until Dec. 31, 2011 or until built upon. We currently do not pay real estate tax on any lot and this will pass on to a buyer.
